In California you have to return the unit in the same level of cleanliness it had when you moved in — not hotel-perfect, and not better than you got it. That means removing all of your belongings and trash, cleaning appliances and fixtures, and dealing with anything beyond ordinary wear and tear; the rest is the landlord's cost.
The checklist below is the same order our move-out crews work in across San Jose and the South Bay. Work top to bottom, room by room, and photograph every room when you finish. This is general information, not legal advice — the governing statute is California Civil Code section 1950.5.

How clean does it actually have to be?
The legal standard is the condition at move-in, minus ordinary wear and tear. Faded paint, minor carpet traffic wear, small nail holes, and worn finishes are normal use and cannot be deducted. Grease-caked ovens, pet odor, stained carpet, mold from neglect, and left-behind furniture can be.
You also have the right to request a pre-move-out inspection. Ask for it in writing about two to three weeks before you leave: the landlord walks the unit, gives you an itemized list of what they'd deduct for, and you get a chance to fix it before it comes out of your deposit.
Protect your deposit in five steps
- Request the pre-move-out inspection in writing and keep the reply.
- Compare against your move-in photos or condition report before you start cleaning.
- Clean after the unit is fully empty, never around boxes.
- Photograph every room, appliance interior, and floor with timestamps on your last day.
- Provide a forwarding address in writing — the landlord has 21 days to return the deposit or send an itemized statement.
